We also undertake new-build projects where the appropriate plans and permissions are in place.

Yes. Many homeowners have a general idea of what they would like to achieve without knowing exactly how it can be done. We can provide practical advice about the possibilities for your property and how space could be used more effectively. Where architectural, structural or specialist design input is needed, we can also put you in contact with the appropriate professionals.

Not necessarily. If you already have an architect and plans prepared, we can work with them to price and construct your project. If you are at an earlier stage and are unsure what professional input you need, we can advise you on the next steps and put you in contact with architects, structural engineers and designers where appropriate.

That depends on the nature and scale of the proposed work. Some projects may require planning permission, while others may fall under permitted development rights. Building regulations can also apply even where planning permission is not required. The requirements will depend on your individual property and proposed works, so it is important to establish what permissions and approvals are needed before construction begins.

Where professional design or structural input is required, we can work with the relevant specialists to help ensure the project is properly planned.

Yes. Project management is an important part of our service. We can coordinate the different trades and professionals involved in a project, liaise with architects and structural engineers, and ensure that the appropriate work is carried out at the right stage. We also work with building control throughout the construction process where required.

Our aim is to make the building process as straightforward as possible for the homeowner.

Yes. Extensions are one of our specialist areas. Whether you are looking to create a larger kitchen and dining area, add an extra bedroom, create more living space or make better use of your existing home, we can advise on the construction and manage the project through to completion.

We can work on extensions of different sizes and styles, subject to the requirements of the individual property and the plans for the project.

Yes. We undertake renovation and refurbishment projects involving both structural and cosmetic work. Depending on the requirements, this can include alterations to the layout, structural work, new kitchens and bathrooms, flooring, plastering, decorating and other finishing work.

We can coordinate the different trades required, helping to avoid the homeowner having to organise several separate contractors themselves.

Yes. Structural alterations can form part of larger extension, renovation or refurbishment projects. For example, we can undertake work involving RSJs and other structural changes where these are required to create open-plan areas or alter the layout of a property.

Structural calculations and design may be required, so we work alongside structural engineers where appropriate.

Yes. We have experience creating habitable loft spaces, including dormer conversions and loft areas incorporating bathrooms or en-suite facilities. A loft conversion can be an effective way of gaining additional living or bedroom space without extending the footprint of your property.

The suitability and permissions required will depend on your existing roof structure, property and proposed design.

There is no standard price because every property and project is different. The cost will depend on factors such as the size and complexity of the work, structural requirements, materials, fixtures and finishes, and the condition of the existing property.

Once the scope of work and plans are sufficiently developed, we can assess the project and provide a comprehensive quotation. We can also advise on practical ways of achieving your aims within your available budget.

The timescale depends on the size and complexity of the project. A relatively small alteration or refurbishment may take considerably less time than a major extension, loft conversion or new-build property.

Once the scope of work has been established, we can provide an anticipated programme and keep you informed about progress as the project develops. For longer projects, we hold regular meetings with clients to discuss progress, upcoming work and any issues or decisions that need to be addressed.

Not necessarily. Many residential projects can be completed while the homeowners remain in the property, although this depends on the nature and scale of the work. An extension or refurbishment that affects only part of your home may allow you to continue living there, whereas a major whole-house renovation may make temporary accommodation more practical.

We will discuss the likely disruption with you before work begins so that you can make appropriate arrangements.

We understand that building work can be disruptive, particularly when you are continuing to live in the property. We plan the work carefully and aim to keep the site clean, safe and organised throughout the project.

For longer projects, regular meetings provide an opportunity to discuss progress, upcoming work and any issues that arise. Our aim is to keep you informed without requiring you to manage the day-to-day construction process yourself.

Changes sometimes arise during a building project, particularly when homeowners can see the work taking shape and reconsider aspects of the design or finish. Any proposed changes should be discussed as soon as possible because they may affect the cost, materials, programme or other parts of the project.

We will discuss any implications with you before proceeding so that you can make an informed decision.

We want our relationship with clients to continue beyond the day the builders leave site. Henry Construction (Southern) Ltd offers a six-month review following completion, during which we return to the property and carry out any maintenance required, free of charge, subject to the terms of the service.

For new-build projects, we are NHBC certified and can provide the necessary guarantees associated with this type of work.

Choosing a building company is about more than finding someone who can carry out the physical work. You also need confidence that the project will be properly organised, that different trades and professionals will be coordinated effectively, and that you will be kept informed.
